Piney Flats is an unincorporated Sullivan County community along US 11E, home to Rocky Mount, the historic site that served as capital of the Southwest Territory from 1790 to 1792. Parts of Piney Flats along 11E have been annexed by Johnson City (south of the Allison Road and Piney Flats Road intersection) and by Bluff City (north of it), so which city's services you're on can depend on which side of that line your address falls. Sewer service from the City of Bristol reaches south as far as Piney Flats, but not every home is on it, and your water and sewer bills are the quickest way to tell who serves you.
Frazier Plumbing is based in Bluff City, which puts us close to Piney Flats for repairs, installs and emergency calls.
Piney Flats mixes older farmhouses and homes along 11E with newer builds, and the problems follow the age of the house. Older homes tend to have mixed pipe materials from decades of repairs, which is where we find leaks at joints and fixtures that lose pressure over time.
Outdoor plumbing matters more here than people expect. East Tennessee winters can freeze exposed hose bibs and outdoor lines, and a burst line shows up in spring when the water comes back on. Disconnect hoses and shut off and drain outdoor faucets before the first hard freeze.
Drains are the other regular call. A slow drain in one fixture is usually a local clog. Slow drains in several fixtures at once, or gurgling when another fixture runs, point to the main line.
